What a duct leak diagnosis involves
We start with the symptoms you have noticed, then measure. That means checking airflow and temperature at each supply register, comparing them room to room, and looking for the rooms that fall behind. From there we get into the attic or crawlspace and inspect the runs by hand and by eye. Flex duct pulls loose at boots and plenums, mastic dries and cracks, and rodents chew insulation. We pressure test the duct system when the layout allows it so the leak rate is a number, not a guess.
What we check and what we repair
We look at every connection point first, because that is where most loss happens. Boot to ceiling seals, take-off collars, plenum joints, and the return where it meets the air handler. We check for crushed or kinked flex, ducts that have dropped off their hangers, and sections buried under blown-in insulation. Return leaks matter as much as supply leaks, since a return pulling attic air brings dust and heat straight into the system. Repairs run from resealing joints with mastic to replacing collapsed runs outright.
How we decide duct work is the right call
We only call it ducts when the evidence points there. If the equipment is producing a proper temperature split at the coil but rooms still will not hold setpoint, air is being lost between the unit and the register. Big differences between rooms on the same run, a system that never cycles off in summer, and dust that returns days after cleaning all point the same direction. If the readings say the problem is at the equipment instead, we tell you that and handle the air conditioning repair or heating repair itself.

How do I know if my ducts are leaking or if my AC unit is failing?
Testing tells us. If the system is cooling properly at the coil but rooms are warm, the loss is in the ducts. If the equipment itself is underperforming, that is an air conditioner repair instead.
Can leaking ducts make my house dusty?
Yes. A leaking return pulls attic or crawlspace air into the system, which carries insulation fibers and dust into every room. Sealing the return usually cuts the dust noticeably within a week.
Do you have to tear into ceilings to find duct leaks?
