You walked past the furnace and found a puddle. Maybe a damp spot on the slab, maybe water tracking toward a drain. The system may still be running fine, which makes it more confusing. Water around a furnace almost always comes from condensate that is not draining, or from the cooling side sharing the same cabinet. Here is where it comes from and what to do next.

What a Puddle Near the Furnace Is Telling You

Water at the base of a furnace means liquid is being made somewhere in the cabinet and is not leaving through the drain it was designed for. Two systems make water. High efficiency furnaces produce condensate as part of normal combustion, and that water has to run out through a plastic drain line. Your AC coil, often sitting right above or beside the furnace, pulls moisture out of your house air all summer and drains it the same way. If either path clogs, backs up or cracks, the water finds the floor. Shut the system off at the thermostat and call us for heating repair before the water reaches wiring or the blower motor."Wet" and "electrical" do not belong together.

Cause One: A Clogged Condensate Drain or Full Pan

This is the most common and the cheapest to fix. Condensate lines are narrow plastic tubes, and they collect dust, algae and sludge. In our region they also collect ag dust and cottonwood fuzz that rides in on return air. Once the line plugs, the drain pan under the coil fills and spills over the edge, straight down onto the furnace and the floor. Attic installations often have a secondary pan with a safety switch, and if that switch has failed you get water instead of a shutdown. A technician clears the line, flushes the pan, checks the trap and confirms the safety switch actually cuts the system off.

Cause Two: Coil, Trap and Slope Problems

If the drain is clear and water still shows up, we look at how the water is supposed to travel. Drain lines need continuous downhill slope. Lines that sag, were rerouted during a remodel, or were never trapped correctly will hold water and burp it back into the cabinet. A dirty evaporator coil sheds water in the wrong direction because ice forms and melts unevenly. Cracked or rusted drain pans leak even when everything else is right. On the furnace side, the inducer housing, collector box and condensate hoses crack with age and drip inside the cabinet. Those are parts jobs, not cleaning jobs.

Cause Three: It Is Not Condensate At All

Sometimes the water is coming from somewhere else and the furnace just happens to sit at the low point. Water heaters in the same closet, a leaking supply line, a slab seep, or roof and attic leaks after a storm all end up pooling in the same spot. Humidifiers plumbed into the ductwork leak from the feed line or the drain. If you see rust streaks running down a wall or ceiling stain above the unit, look up before you blame the furnace. We trace the water back to its actual source, because replacing a drain pan does nothing if the leak is a plumbing line.

What You Can Safely Check, and What We Do Differently

Safe for you: turn the system off at the thermostat, check the thermostat batteries and settings, look at the breaker to see if it tripped, change the filter if it is dirty, confirm supply vents are open, and clear leaves and debris from around the outdoor unit. Mop the water so you can tell if it comes back. That is the line. Do not open the gas train, touch refrigerant lines or pull panels on high voltage wiring. If you smell gas, leave the building first, then call 911 or your gas utility, then call us. Can I keep running the system with water pooling under it?

We would rather you did not. Water near the blower motor, control board and wiring causes damage that costs far more than the drain repair. Turn the system off at the thermostat and have it looked at.

Why is my furnace leaking water in summer when the heat is off?

Because your AC evaporator coil usually sits in the same cabinet and drains through the same line. Summer condensate backing up looks exactly like a furnace leak. It is almost always a clogged drain.

Is water around the furnace an emergency?

Not usually, but it is urgent. The risk is electrical damage and mold in the surrounding framing. Shut the system down, mop up, and schedule heating repair rather than waiting to see if it stops.
